NATCHEZ — The historic Eola Hotel, closed since 2014, will reopen in 2027 under the Marriott International banner as part of its Tribute Portfolio collection, according to information first reported by The Natchez Democrat.
Eola Holdings III Manager Hayes Dent announced late Wednesday that the company has signed an agreement with Marriott to redevelop the 98-room landmark, with a 14-month construction phase planned ahead of its grand reopening.
“To say we’re excited about affiliating with the world’s best hotel company is an understatement,” Dent said. “Truthfully, it’s what a property like the Eola deserves.”
Natchez Mayor Dan Gibson praised the announcement, calling the project a cornerstone of downtown revitalization.
“The Eola has long been the anchor of historic downtown Natchez,” Gibson said. “Its redevelopment is a vital piece of our Natchez Renewal, and we are excited to have a company like Marriott staking claim to this vital property. This historic announcement speaks to the progress happening in our great city.”
The Tribute Portfolio affiliation will bring the Eola into a global family of independent hotels known for distinctive design and vibrant social spaces. Local leaders believe the project will boost tourism, create jobs, and preserve the hotel’s nearly century-long legacy.
Gibson also credited hotel owner Robert Lubin for his investment in the pre-development process, as well as Nashville designer and Natchez native Marjorie Feltus Hawkins for ensuring the project reflects the city’s heritage.
City officials are working to clear space for contractors by demolishing the Fry Building and continue to coordinate legal and logistical details to keep the redevelopment on track.
The Eola’s history stretches back to 1927. After surviving early financial struggles during the Great Depression, the hotel thrived for decades before closing in 1974, reopening in 1982, and shutting its doors again in 2014. Since 2021, Lubin and Dent have worked to revive the property despite challenges posed by post-COVID inflation and rising construction costs.
With the Marriott partnership now official, the Eola Hotel is set to reclaim its role as a centerpiece of Natchez hospitality and a symbol of the city’s renewal.
